Yes. A security deposit is collected equal to one month’s rent. As the owner, you set the guidelines on whether pets are permitted or not. If a pet is permitted, an additional security deposit is collected as well as an additional $25 rent per month. Any damage above and beyond the deposit monies collected remains the tenant’s responsibility. Deposits cannot be collected for assistance or support animals.
PPM uses a screening service which includes a credit check, a legal background search and an eviction search. Current and previous rental references are checked and proof of income is required for all applicants. Public databases are also used to check criminal records in the State of Arizona.
Pierce Property Management will collect the monthly rent and deposit funds directly into the owner’s bank account. Statements are emailed monthly as well as posted to the Owner Portals. Two cycles of vendor and owner payments are completed each month.
With the popularity of social media, advertising is primarily done on websites and main websites also ‘feed” to other websites such as Trulia.com, Zillow.com and many others. We are also advertising to other media such as Facebook and advertise on the MLS (Multiple Listing Service). Updated available lists are always available at our office and faxed or emailed upon request. In addition, professional photographs are taken to showcase your property.
The property should be kept in reasonably good repair. Tenants will be charged for any repairs that have been deemed “tenant-caused”. Pierce Property Management works with several local companies for a variety of maintenance needs to provide service in a timely manner. These needs include plumbing, painting, cleaning, appliance repair and many other services. Vendors who do work for PPM are licensed and insured. We do have a team member on call for after-hours emergencies. A vendor will be dispatched accordingly. PPM does not charge any maintenance supervision fees.
