  • What should we do when we find a property we like?

    If possible, prospective residents can drive by and preview the exterior of the property and neighborhood. We do understand this is not always possible. Professional photographs are available on our website for viewing. Contact the leasing agent or property manager at 928-445-8750 or leasing@ppmprescott.net to schedule an appointment to view the interior of the property or inquire through the “Contact Us” section. If the property is still occupied, we do request that you do not disturb the tenants.

  • Once we’ve seen the property, what is the next step?

    Information will be provided at the showing appointment.  The online application link will be emailed to you.  Applications must be submitted to the office electronically.  All applicants 18 years of age and over must complete their own application. The $50 application fee, a copy of a valid government-issued photo ID and income verification must accompany the application.  All applicants must also complete the appropriate profile (no pet/animal, support animal or household pet) on PetScreening.com.  Applications cannot be processed that are missing required items.

  • How much are the required deposits?

    Security deposits are equal to one month’s rent and are refundable.  An additional security deposit equal to one half of one month’s rent is required for approved pets and is also refundable.  In addition, a non-refundable carpet & tile cleaning/blacklight fee is collected based on the size of the unit.  A non-refundable $200 administrative fee is also collected.

  • How is my application processed?

    A screening company will complete a credit check, legal background and eviction search.  In addition, current and prior landlords will be contacted.  Employment may be verified, if necessary.  

  • Are application fees refundable?

    The application fee is non-refundable.

  • What if more than one person applies for the same property?

    Multiple applications may be accepted on properties.  The applicant that scheduled their appointment first has priority.

  • What happens after our application is approved?

    Once you have received your approval letter, deposit/fee monies must be paid within two (2) business days with certified funds, either cashier's check, money order or through the tenant portal.

  • What if I change my mind after the deposit/fees has been paid?

    If you change your mind once the deposit/fees have been paid, you will forfeit one half (1/2) of the security deposit and the $200 non-refundable administrative fee.  The carpet cleaning/black light fee will be refunded with the balance of the refundable security deposit and, if an additional security deposit was paid for a pet, this will be refunded as well.

  • What do I need to do before moving in?

    The Lease-Rental Agreement will need to be signed by all Lessees, including the guarantor, if applicable.  Deposit/fees and rent monies must be paid in full.  All utilities must be transferred into the tenant’s name and proof of transfer is required.  All items must be completed before keys can be released.

  • What are reasons my application may be denied?

    Reasons for denial include:

    • You misrepresent any information on the application. If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated. 
    • In the last ten (10) years, you have ever been convicted of the manufacture or distribution of a controlled substance or possession of a controlled substance or have charges currently pending.
    • In the last ten (10) years, you have a conviction of any type of crime that would be considered a threat to real property or to other resident’s peaceful enjoyment of the premises or have charges currently pending.
    •  Previous landlord reports significant complaint levels of non-compliance activity including, but not limited to: Repeated disturbances of the neighbors’ peaceful enjoyment of the area, Reports of illegal firearm activity, prostitution, drug dealing or drug manufacturing, Damage to the property beyond normal wear and tear, Monies owed to previous landlord and/or utilities, Allowing persons or pets not on the lease to reside on the premises, Repeated violations of HOA, or other regulatory association, Previous landlords would be disinclined to rent to you again for any other reason pertaining to the behavior of yourself, your pets or others allowed on the property during your tenancy.
    • An open bankruptcy
    • Registered and unregistered sex offenders
    • An eviction or Forcible Detainer action
    • Any unpaid property management company, landlord or apartment complex, negative rental reference, incomplete reference, unverifiable reference or refusal to pay rent
    • Any history of disruptive, malicious or violent behavior within the past ten (10) years
    • Any charges or convictions of sex crimes or crimes against children
    • Any criminal conviction which involves theft, burglary, robbery, serious offense or crime of violence within the past ten (10) years
    • Any parole or probation violations within the past ten (10) years
    • Any outstanding warrant for arrest within the past ten (10) years
    • Breach of lease involving health or safety issues or substantial damage to rental

    PIERCE PROPERTY MANAGEMENT HAS ZERO TOLERANCE FOR DRUGS. Illegal drugs are not permitted on the property. We do cooperate with the Prescott Area Narcotics Task Force and the various police departments. All Leaseholders will be required to sign Crime Free Addendum with their lease (copy attached).

  • Where can I obtain a copy of the Arizona Residential Landlord and Tenant Act?

    A copy may be downloaded from the Arizona Department of Housing at www.azhousing.gov.
